Ono Grinds Tip: Isles CafĂ© in Hilo! Yummy! Located right next door to the Hilo fish market next to Queen Lili park (so you know they have great fresh fish!). My favorite is the Ahi Plate with double tossed salad and sesame dressing! So good! But you have to get there before 2:00, that’s when they close their doors…

My favorite place to eat in east Hawaii? Any of the local markets! Green papaya salad, crepes, tamales, chicken tortilla soup, smoke meat… it is all so yummy! I could just eat my way through from one end to the other! The Makuu Market on Hwy 130 is really becoming fantastic, you can probably find anything your heart desires there…from Hawaiian honey to Tahitian pearls, Samoan coconuts to Chinese herbs…it is always an adventure! Open every Sunday… go check it out for yourself!

Its that time of year again! Graduation is coming (in some cases it all ready came) and school is out for the summer in another week...my kids have been making fantastic plans for at least a month now! Said plans consist of how much sleeping, eating, video watching, swimming/girl watching, and general horsing around they can fit into each day! My girlfriends always look at me as if I have sprouted a third head, but I love it when the kids are on summer break...I do every thing I can to take some time off, load them & the crew up and road trip somewhere (its an island, we can only go so far before we come right back!), but its usually someplace near the water. Take some time with the family this summer! Be spontaneous & just go! Have fun and for heavens sake turn off the video player in the car...some of our favorite family memories are of the silly car games you play when on trips with kids!

One of my favorite places for lunch is Leungs Chop Suey House, I have not eaten the Chop Suey yet, but my all time favorite is their roast pork, big chunks of Chinese style crispy pig...yummy! The lemon chicken is tender and tangy, while the roast duck is flavorful and juicy! The Char Sui is extra tasty as well. Oh, and they make the best Won Ton Min I have ever had and in many different varieties...some with duck others with won tons and choi, lots to choose from! And very affordable...Aloha!

Hilo is experiencing some wonderful weather right now! We are well into our summer weather pattern (clear sunny days with rain coming in the evening to cool everything off, and leaving again in the early morning hours), everything is growing/blooming/fruiting like mad. The Lychee's are just about ripe and the limes & avocados are promising a immense harvest.
Having recently purchased a home with acreage I thought my first quandary would be what to plant and how to afford all of the great plants I want...boy was I mistaken! The only quandary I face now is how to organize all of the plant gifts I receive and conscript help for the planting!
The property came with some landscaping in place and I would estimate that I still don't know what 20-30% of it is...just the other day I was in the front speaking with Pat (a young man who works for my husband and myself) and I mentioned that I had no idea what this specific tree was but I liked its dark green leaves, "oh that's a Loquat tree" Pat informs me... What the heck is a Loquat and what do you do with it!? I guess I had better find out cause it is going to fruit soon and I can't bear for things to go to waste...

Well, we are almost into our new office! Hopefully we will be moving in this coming week. I can't wait! It is going to be beautiful...Travertine tile, new paint, new windows, custom work stations with solid wood end caps and of course the gorgeous custom table made from Cypress wood. It truly is a work of art.

And the technology equipment, whoo boy! Digital senders, 20" flat screen monitors, big screen monitor for the conference room, on line transaction management, network sharing, sound reduction headsets...its going to be a sweet place. As you can tell I am really looking forward to it!

ALOHA Merrie Monarch!

Wow! What a great celebration this year, more great hulas, beautiful crafts and a fantastic parade! Which I was lucky enough to watch this year from ringside seats in front of my new office at 159 Keawe st. in downtown Hilo, as we had received invitations from a neighboring design store to come enjoy the Spring fashion show festivities... (The Figaroa Collection, you just have go in and visit with Jo, see (and feel) his recycled plastic clothes as well as his beautiful designs made from more prosaic materials.) We enjoyed wonderful pupus (thanks for the mimosas Jo! Yummy!), amazing music (Maika'i auntie!) and great shade canopy's (usually for the rain but Saturday it was for the gorgeous sunshine! Someone pass the aloe vera...) everyone made this parade so enjoyable...each Pa'u rider was more fabulously decked out than the last one, the school bands were awesome as always (love you honey (son #1)) and everyone shared so much aloha...

The festival runs from April 8th thru April 14th but it really gets jumpin on Wednesday April 11th with the public night of Hula at the Edith Kanaka'ole Stadium, people stand in line for hours to get seating and even then there is not room enough for all, but its worth it! There is nothing to compare with a live performance...even though you are sitting in those rock hard seats with the lights blinding you and the horrible acoustics making everything sound like its coming out of a tin can (heaven forbid it should rain, the noise of the rain on that roof can completely drown out the chanting and if it storms hard the rain can actually blow in onto the stage!), yes we REALLY need a new facility for this fantastic event, for criminies sake its a Tennis Stadium, it has stood in good stead but it is past time for a change (listen up people, Oahu is making a play for the Hula competition...what shame to have OUR festival move to another island due to lack of support.) OK, i am off my soap box now. Sorry bout that!

In all honesty going to a live performance of the Merrie Monarch is incredible, sitting there surrounded by family and friends of the dancers, feeling the soothing Hilo breezes, smelling the performers leis and hanging around after the cameras have gone home, that's when the Kumu Hulas come on stage to Hula with their memories...beautiful...

If you are looking for tickets be aware that the are in seriously short supply and must be requested by the day after Christmas...don't wait until even the 27th, its to late by then, even if you get the application sent in time its not guaranteed you'll receive tickets, demand far outstrips the supply. But you can always go on the public night (also the free night, but don't let that put you off, it is often is one of the best performances and it all done for the public not for the judges, so the performers are really enjoying themselves and it shows!

Hilo area has 154 active land listing with asking prices going from $60,000.00 to $14,450,000.00 (its 410 acres!) with a median sales price of $235,000.00

Nanawale Estates home sales are at a median sales price of $176,000.00 with 5 sales since March 1st.
Leilani Estates home sales are at a median sales price of $287,000.00 with 4 sales since March 1st.
Hilo area home sales are at a median sales price of $350,000.00 with 43 sales since March 1st.

The land sales quality and quantity in Hawaii has dropped markedly in the last 9-12 months, home sales have also dropped but not near as dramatically percentage wise and the value/price is remaining fairly steady...there are lots of choices available right now.

REAL ESTATE STATUS: Most subdivisions are holding pretty steady as far as home prices go, what has slowed is the quantity of sales but the selling prices of homes are still heads above where it was a few years ago and appears to still be rising. The median home list price in Nanawale as of January 25, 2007 has slid a little and is now at $210,000.00 a drop of $9,000.00 in the last month. In Hawaiian Paradise Park the median home list price is holding steady at $350,000.00. In Leilani Estates the median home list price has risen to $337,450.00 that’s a couple of months in a row. And In the Hilo area the median home list price has slid just a bit to $439,000.00

TIP OF THE WEEK; Watch out for mortgage fraud! When ever we have a market that is experiencing tremendous change (either up or down) we have a certain percentage of the population that feels that it’s a good time to get their pound of flesh;
1. Go to a reputable lender.
2. If it seems too good to be true…it probably is.
3. Ask questions, if the lender is uncomfortable with answering any of them, go someplace else! The answer can be “I don’t know, but I will find out” that’s OK, as long as its honest.
4. Consider this; If they are willing to lie for you, they are willing to lie to you.
5. Use a REALTOR®! Seriously, our Code Of Ethics enjoins us to “Prevent fraud”, and we have experience with many different lenders and circumstances, we can usually tell when something is “off”.
6. If your lender is uncomfortable with your REALTOR® or builder or auntie or whomever, sitting in on your conversations, don’t walk…RUN!
7. If your lender insists that you sign docs only at their office and will not allow it to be done at the escrow/title companies office, again, Don’t walk…RUN!
8. If there is any squabble or delay about a good faith est., or any question that they stall on answering, any Attitude at all… leave. You are paying this Person a considerable amount of money, they are not doing you a Favor, its their job and you have hired them to do it correctly. They have accountability to you!
9. And finally, you will receive a “Final HUD statement” READ IT! And then ask questions, if the lender wont or can’t answer them, cancel. If there is any financial agreements that do not show up on the Final HUD, cancel. (Check first, it may just be a oversight or a honest mistake).
10. Take responsibility for your own finances, buying a home is most people’s largest and most important expenditure in their entire lives, protect yourself. Practice safe borrowing!

ECLECTIC TRIVIA ANSWER; what’s up with that Hawaii state quarter? Why all the fuss? Well…the drama continues, it was finally narrowed down to 5 designs which featured the recurring themes of King Kamehameha, a Hula dancer, a Surfer, Diamond Head, etc… the folks at the mint couldn’t figure out how to spell the words, what the words mean, where to put the symbols, they kept trying to put a tank top or coconut bra on the hula dancer, had the surfer riding the waves from the wrong side (away from the shore), so basically a comedy of errors. Maybe we as Hawaii are more particular than other states or maybe it was simpler for them? See the final designs here;

It appears that all the wrinkles have been ironed out and as the 50th state we are the last (last and best!) to be minted, the new quarter is scheduled to be out in 2008!
